Whenever you are using an ad to locate motivated sellers, whether in the newspaper, shopper guide or a classified ad, you need to make it stand out from all the others around it.

There are several unique tools you can use to accomplish this goal. One would be to purchase “white” space above and below your ad to make it stand out. “White” space is simply a line with no writing, thus providing white space to separate your ad from those around it.

Another way to make an ad stand out would be to have your account representative place a bold square around your classified ad. This is another way to make your ad stand out from others in the column.

Another way to have your ad stand out from all the others is to have your newspaper circle your ad as part of the copy. This is part of the actual design of the ad. You can also create a display ad that would consist of two or three ads with the middle one circled and overlaying the other one or two ads. This would be dropped into the classified ads. When you have an account representative design your ads, you can also use color in them. For example, you can highlight part of the ad you really want your potential seller to notice in yellow or another color that stands out.

You could also use asterisks to accomplish the same thing, or a sentence that begins with the letter “A”. The account representative at your paper can help you design your ad in such a way that it “jumps to the top” of the list.

If you are using display ads, there are several ways to make these ads “jump off the page” so that your reader notices them. For example, you can customize the shape of the ad. I like to use the shape of a house for my ads. This really makes them stand out from the typical square box type ad. You can add color to these ads as well to make them stand out from all the others. If you are running an ad that reads “Stop Foreclosure”, you could put a stop sign in your ad. This would make it really stand out from other ads that may be running.

Make sure you change the verbiage and the bullets in these ads so they continue to look fresh every time you run them. You can add bold lettering and white space in your ads to make them stand out as well.
