One of the problems Kathy Kennebrook has identified from listening to some of her real estate investing students is the difficulties they are encountering in finding motivated buyers for their real estate properties. Using Kathy Kennebrook’s systems real estate investors are finding all the motivated sellers they need, so now they need resources to locate even more motivated buyers for their real estate investing business.
Kathy Kennebrook has a couple of easy solutions for this problem real estate investors face. One solution to this problem is to make sure you keep good records of prospective buyers who visit your lease/option or round robin auction properties. Have a registration desk at the front door of the home you are selling and get the information of everyone who visits your real estate property.
Another solution to this problem is to simply run an ad in the newspaper advertising a property for sale or lease/option, even if you don’t have one available at that time. When the prospects call you, let them know that the property is no longer available, but that you, a real estate investor have other properties that come up for sale or lease/option regularly. Make sure you get all of the prospect’s information, including what area they want to buy in, how much of a mortgage they are approved for and how much of a down payment they have available. Then add this prospect to your buyers list. If you are using Kathy Kennebrook’s Realprospect software, this is very easy to do. One of Kathy Kennebrook’s favorite ways to locate motivated buyers for your real estate investing business is to simply create a direct mail campaign letting prospective buyers know that you have properties for sale with special terms, preferably post cards in this case, and send them to areas where you know there are a lot of duplexes and apartment complexes where people are renting. You can do a zip code range mailing to areas where you know there are a large number of rental properties or the real estate investor can work with list brokers who can provide a listing of rental apartment complexes, duplexes, triplexes, etc. for you to mail to. In fact, some of them will help you design the post card and do the mailing for you.
These are all excellent sources of leads for the real estate investor to begin building a strong buyers list, no matter what your market is doing.
