I just got a signed contract back on a quick wholesale deal. The lady responded to our direct mail piece. She inherited a property here in Florida from a distant relative that she had never even seen. BUT she did just get a tax bill to pay which motivated her to contact us.
This one has some structural issues. We took photos of the house and sent the photos and a contract to the seller along with the info about the title company we close with. I got the signed contract back from the seller today. Our Title Company said she called them to check us out. I never had the first conversation with the seller. I just sent her a note, the photos, the information about our title company and the contract along with an envelope to send it back to us.
I wholesaled this one to one of my regular buyers. Not a big deal but I will take $8,000 on a property I owned for less than a day.
