I am getting some letters in the mail regarding wanting to buy our houses and I have to say some of them are hilarious!!! And garbage!! Why waste marketing dollars on a generic piece that is simply not going to get the response you want.
So let’s go over how to create a truly successful direct mail piece since we are getting deals every day from ours. First of all, let’s start with a current, targeted list. Then let’s hone it by specific criteria to create an even higher response rate!! Each of my direct mail campaigns targets a specific type of seller using a very specific list.
Then- the letter- Gently touch your seller with the solution to their problem-keep the language simple do not use industry jargon that they simply don’t understand-use paragraphs-us a font and font size that is easy to read-Use a Response Mechanism in Your Letter That Will Get You all the Information You Need to Decide if there is a DEAL. And ask the sellers for photos!!!
You could even put something in the envelope like lumpy mail to increase the response rate. I like to use a flat pen so they have the writing utensil they need to fill our my response mechanism. AND give your seller multiple ways to contact you!! The more ways you give them to contact you, the more of them will since you are reaching them at whatever their comfort level is. So provide a phone number, fax number, email address and mailing address. You can provide a website address as well if you have it.
