Kathy Kennebrook Is Doing More Vacant Land Deals Using Tax Deed Certificate Sales and Direct Mail

Busy Week. We sold two pieces of vacant land yesterday, one was purchased with funds from my ROTH IRA and the other was purchased through one of our companies. Doing land deals inside your ROTH is a great way to build your future and work toward your retirement goals. These were both half acre lots in the same subdivision in a rural county in North Florida. Not a big profit, but one is a quick flip and some more cash into my IRA. The profits from the other one go back into one of our companies.

Frankly I wasn’t expecting to sell either of these that quickly, but our vacant land is selling as quickly as we list it. The profit on one is only about $6,000 and about $7,500 on the second one, but these were easy deals and I didn’t work very hard to acquire or sell either one. Just a few pieces of very targeted direct mail (under 150 pieces) and we got the one deal. The other one was purchased for past due taxes.

We have an awesome sales team in place. They will close fairly quickly since both buyers are paying cash. They are also paying closing costs. Both are closing in two weeks. We also got two more pieces of vacant land from this mailing but we are keeping those to lease. They are larger pieces of vacant land.
