If you are doing lots of real estate deals the way I teach you to find deals and sellers, then you may also be needing some private lenders to fund those deals.
The main way I find private lenders is to simply open my mouth and talk to just about everyone I meet about what I do. Think about it…..there are lots of folks with money in CDs or Roth IRAs or retirement accounts that aren’t bringing the returns they would really like.
So talk to your doctor, your attorney, your mortgage broker, your CPA, your family, your local real estate club, realtors, your title company, your vendors and anyone else you know who may have money sitting around. Your CPA is likely to know folks who have money they need to invest at better rates so start there. I have also picked up new private lenders from the attorneys I work with.
I even picked up a new private lender awhile ago from the nail salon I go to. The person had just inherited a large sum of money and needed a safe way to invest some of it. So you don’t know who you know unless you open your mouth and let people know what you do.
The simplest thing to say is ” do you have money you need to invest and get a safe return of ( ) percent or more backed by a first mortgage on a property?” It’s that simple.
