Kathy Kennebrook Discusses Her Marketing Plan to Locate Motivated Sellers For Her Real Estate Investing Business

I made offers on two more houses today, I am really excited about one of them in particular. One of the offers I wrote today came from the zip code mailer, the guy is actually a burned out investor.

The other offer I made came from the expired listings. I am excited about both of these. Another offer I made this week came from a mailing I did to a specific subdivision. That mailing resulted in an offer on a house from a very elderly seller who just lost her husband. And one offer I made came from the inherited list. Not sure about this one though, there are several heirs we are dealing with on that one, we just have to find a number that works for everyone.

We usually have between 3-4 mailings going at any one time especially since we are in the beginning of the new year. The subdivision mailing was only 149 pieces and we have had other responses from that one and the inherited list was also small this time at only 126 pieces. That one is really residual but we almost always get at least one deal from it everytime we mail it. The Inherited list comes out quarterly. The expired listings we mail to regularly and it’s a small list as well. So we are not doing huge mailings to get amazing results. We are also mailing regularly to quit claim deeds and out of state owners. Those are really excellent mailers for us here in Florida.
